The Plumbing Sub Problem Every San Diego GC Knows

Finding a reliable plumbing subcontractor in San Diego is one of the most persistent challenges general contractors face. The pool of licensed, insured plumbers who show up on schedule, communicate proactively, and invoice cleanly is smaller than it should be.

Most plumbing companies are built for service work — residential calls, water heater replacements, emergency leaks. When they take on GC work, they treat it like a service job. They show up when they can. They don't understand construction sequencing. They wait to be managed instead of managing themselves.

Tri Express was built differently. We've been working alongside San Diego general contractors on remodels, ADUs, and new construction since 2008. We operate like a professional trade partner — with the scheduling discipline, documentation standards, and field communication that construction projects actually require.

📋 How Permits Work — GC Projects vs. Homeowner Projects

We know this matters to GCs, so we're direct about it:

GC-Led Projects

You pull the project permit. We coordinate our plumbing scope under your permit, schedule all plumbing inspections independently, and keep your PM updated throughout. You never manage our inspection process.

Homeowner-Direct Projects

We pull all required plumbing permits ourselves — City of San Diego, City of Chula Vista, or unincorporated SD County — and handle all paperwork and inspections from start to sign-off.

Six Things That Make or Break a GC-Sub Relationship

The best GC-sub relationships are built on one thing — the sub doing exactly what they said they'd do, when they said they'd do it, without the GC having to manage them. Here's how we hold ourselves to that standard.

📅

Shows Up When Committed

We commit to mobilization dates and keep them. A missed rough-in day doesn't just delay plumbing — it cascades through framing, drywall, and every trade that follows. We staff to meet your schedule, not adjust it.

📞

Flags Problems Early

When we encounter a condition in the field that affects scope or schedule — existing pipe conflicts, undersized gas lines, unforeseen structural issues — we call immediately. No surprises at final inspection.

📋

Written Scopes & Change Orders

Detailed written scopes before work begins. All change orders documented in writing before we proceed. Itemized invoices at completion. The paper trail your PM needs — without having to ask for it.

Passes Inspections First Time

Failed inspections cost everyone — time, money, and schedule. We install to code, we don't cut corners on rough-in, and we pass inspections first time on the overwhelming majority of our projects.

🗂

Construction Sequencing Experience

We understand phases — underground before slab, rough-in timed to framing, trim after drywall. We've completed 80+ new construction and remodel scopes. We don't need to be taught how a build runs.

🤝

Built for Long-Term Partnership

We're not looking for one-off jobs. We want to be the plumbing sub on every project in your portfolio — which means we're invested in your reputation on every job, not just the current one.

The Four Plumbing Sub Complaints We Hear from San Diego GCs

Every GC we've worked with has a version of the same four stories. Here's what they tell us — and how we're built to prevent each one.

Complaint #1

"They committed to the schedule and didn't show."

A missed mobilization date doesn't just delay plumbing — it pushes back framing, drywall, and every trade that follows. We treat schedule commitments as non-negotiable. When we say we'll be there, we're there.

Complaint #2

"I found a problem and they didn't tell anyone until final."

Field conditions change. When we encounter something that affects scope or schedule — a gas line issue, existing pipe conflict, unforeseen condition — we call your PM immediately. Early communication is always better than a last-minute surprise at inspection.

Complaint #3

"Their invoice didn't match the scope we agreed on."

Invoice surprises create friction and erode trust. We provide written scopes before work begins, document all change orders in writing before proceeding, and invoice exactly against what was agreed. No undiscussed line items. Ever.

Complaint #4

"I had to manage them like an employee, not a sub."

A good sub runs their own scope. We show up, execute, coordinate our own inspections, and communicate proactively. Your PM shouldn't be scheduling our inspections or chasing our status — that's our job.

Plumbing Subcontractor San Diego — FAQ

Direct answers to what San Diego GCs actually ask before adding a plumbing sub to their approved list.

How do we add Tri Express as an approved plumbing sub?
Call (619) 843-6692 or email [email protected]. We provide CA Lic #926629, a certificate of insurance with general liability and workers' comp in your required format, W-9, and any additional documentation your company needs. Most GCs are fully onboarded within 24 hours of first contact.
Who pulls permits on GC-led projects?
On GC-led projects, the general contractor pulls the project permit — we work our plumbing scope under your permit. We coordinate and attend all plumbing inspections independently and keep your PM updated throughout. On homeowner-direct projects, we pull the plumbing permit ourselves and handle all paperwork.
What types of projects does Tri Express sub on?
We sub on residential remodels (kitchen, bath, whole-home), ADU and garage conversion projects, tenant improvements, and residential new construction throughout San Diego County. We've completed 80+ projects including 67 ADUs since 2024. We don't pursue large commercial projects — our focus is residential and light commercial where we deliver the most value to GC partners.
How do you handle change orders?
All change orders are documented in writing before we proceed with any out-of-scope work. When field conditions require a scope change, we communicate immediately, provide a written change order with cost impact, and wait for written approval before proceeding. No verbal agreements, no surprise line items at invoice.
Do you provide certificates of insurance for GC requirements?
Yes. We carry full general liability and workers' compensation insurance and provide certificates of insurance in whatever format your company requires. Additional insured endorsements are available on request. Contact [email protected] for same-day COI delivery.
What is your typical lead time for mobilization?
For planned projects with adequate lead time, we can typically schedule within 5–10 business days of scope approval. For tighter timelines, call (619) 843-6692 directly — we work to accommodate GC schedules whenever possible and have completed same-week mobilizations for established GC partners.
Do you work under the GC's schedule or set your own?
We work under your schedule. When you commit us to a mobilization date, we staff to meet it. We understand that a missed rough-in day doesn't just delay plumbing — it cascades through framing, drywall, and every trade that follows. Schedule reliability is the foundation of every GC relationship we maintain.
What areas of San Diego County do you cover for GC subcontracting?
All of San Diego County — from coastal projects in La Jolla, Del Mar, and Coronado to inland ADU work in Chula Vista, Eastlake, Otay Ranch, El Cajon, and Santee. One plumbing sub, consistent standards, countywide coverage. No travel premiums within our service zone.
