Commercial Project Background

26 Years of Field Experience — Including Major San Diego Commercial Projects

Tri Express Plumbing was founded by Kevin Morris, who began his career in 2000 at A.O. Reed & Co., one of San Diego's largest and most established mechanical contracting firms. He worked his way from apprentice to project manager on some of the region's most complex commercial builds. That institutional project experience — reading plans, coordinating with supers, hitting rough-in schedules, and managing multi-trade inspections — is what he brings to every GC relationship today.

How We Work With General Contractors

We've been on both sides of the sub relationship — we know what makes a plumbing sub reliable and what makes them a liability. Here's our process.

FAQ — Plumbing Subcontractor San Diego

Are you C-36 licensed and insured for subcontract work in San Diego?
Yes. Tri Express Plumbing holds California C-36 Plumbing Contractor License #926629, maintained continuously since 2008. We carry full general liability insurance and workers' compensation, and can provide a current COI naming your company as additional insured before mobilization. Verify our license status anytime at the CSLB.
Do you pull your own permits on subcontract jobs?
Yes — we pull all required plumbing permits under our C-36 license and coordinate inspections directly with the AHJ. We don't require the GC to manage our permit process. On ADU and new-construction projects we align the plumbing permit timeline with your overall permit schedule so we don't hold up other trades.
What types of general contractor work do you take on?
ADU plumbing (new construction and conversion), kitchen and bath remodels, whole-home repiping on gut projects, new construction rough-in and trim-out, water heater upgrades as part of remodel scope, gas line addition and relocation, and slab leak repair integrated with larger renovation work. We do not do drain cleaning, hydrojetting, sewer camera work, or sewer lining — we'll tell you upfront if a project scope requires that so you can arrange a separate sub.
How do you price subcontract plumbing work?
ADU new-construction plumbing we price at $22–24 per square foot of conditioned space as a starting framework, with exact scope confirmed after reviewing your plans. Remodel rough-in and trim-out is bid by fixture count and scope. We provide a written, itemized scope letter within 48 hours of receiving plans — not a vague ballpark. Price includes permit allowances and phasing assumptions clearly stated.
Do you show up on schedule?
Yes — and we understand that a plumbing sub who goes dark or misses a rough-in window costs you money with every other trade lined up behind us. We commit to a schedule at the time of subcontract execution and communicate directly with your project manager or superintendent. If something changes on our end, you hear from us before it becomes your problem.
What is your background in commercial and construction plumbing?
Tri Express Plumbing was founded by Kevin Morris, who began his career in 2000 at A.O. Reed & Co., one of San Diego's largest mechanical contracting firms. He worked commercial projects through apprenticeship to project manager, including the Manchester Grand Hyatt, RaDD San Diego, Sempra Energy headquarters, and multiple Sharp Healthcare, Rady Children's, and Scripps Health facilities. That commercial project management experience is what he brings to every subcontract relationship today.
Can you provide lien waivers and insurance certificates?
Yes. We provide conditional and unconditional lien waivers per your payment schedule and can provide certificates of insurance naming your company as additional insured before work begins. We're set up for standard GC subcontract documentation requirements.
Do you work in jurisdictions outside the City of San Diego?
Yes — we work throughout San Diego County and are familiar with permitting in multiple jurisdictions including the City of San Diego, Chula Vista, National City, El Cajon, Santee, La Mesa, Lemon Grove, Coronado, Solana Beach, Del Mar, Encinitas, and unincorporated county areas. We know which AHJs process over-the-counter and which need plan check, and we plan accordingly.
Do you work with GCs on a regular subcontract basis?
Yes — that's the relationship we want to build. If you find a plumbing sub who shows up, pulls their own permits, turns bids in 48 hours, and communicates directly, you keep using them. That's what we're trying to be. If a first job goes well, we're happy to establish a preferred sub arrangement with your company for ongoing San Diego County work.
